Scope of Work:

This project was broken down into two different projects that happened within the same 8 week period.

New Leaf Builders removed the original room over the garage which was built up with knee walls and was limiting in headroom and did not take advantage of the full size of the garage underneath. We carefully tore off the existing gable end roof and framing to expose the floor system over the garage. This is easier said than done. Great care was taken to insure that the rest of the house was not exposed to the torrential rains we have here in the summer.

We also reconfigured the existing playroom that adjoined the addition and remodeled the bathroom to add more space.

The new gable end roof was framed with dimensional lumber so that the homeowners could take advantage of the storage space above. With the framing complete we began to tie in the cedar siding and trim, new window units, rewiring, plumbing and hvac work.

New hardwood flooring was installed in the addition, bathroom, playroom and main hallway. We also made a custom desk and shelving unit which frames the circle window.


The screen porch was converted to a 4 season porch by reframing the existing openings to accommodate 12 new Casement windows and a new exterior door. The ceiling, floor system, and stud bays were filled with insulation.  The interior ceiling was covered with tongue and groove boards.

In the temperate months the large bank of windows can be opened up with ease and the interior doors can be shut so that the house air conditioning is unaffected.
